What types of commercial projects do you take on? ▼
We handle a wide range of commercial work including supermarkets, restaurants, retail fit-outs, cafés, offices, and commercial-to-residential conversions. We also provide Division 9 sub-contracting (framing, drywall, acoustic ceilings, flooring) for general contractors on larger projects.
What is Division 9 sub-contracting? ▼
Division 9 refers to the finishes division of construction work, covering steel stud framing, drywall, acoustic ceiling systems, flooring, and interior partitions. Tang Construction offers these specialized finishing trades as a sub-contractor to general contractors and construction managers.
How long does a typical commercial fit-out take? ▼
Timelines vary depending on scope and complexity, but most commercial fit-outs range from 6 to 16 weeks from permit approval to handover. We provide a detailed project schedule at the proposal stage so you can plan your business opening accordingly.
Do you handle building permits for commercial work? ▼
Yes. We coordinate the full permit process including application preparation, document submission to the City of London (or your municipality), and scheduling of all required inspections. This is included in our general contracting services.
Are you insured and certified for commercial work? ▼
Absolutely. Tang Construction carries comprehensive general liability insurance, WSIB coverage, and is an HRCA-certified builder. We maintain a full Health & Safety Program and can provide prequalification documents, insurance certificates, and WSIB clearance certificates on request.
What is your payment structure? ▼
We use a transparent 30/40/30 payment schedule: 30% upon contract signing, 40% at the project midpoint milestone, and the final 30% upon successful completion and handover. This aligns our incentives with yours and ensures the project stays on track.
Do you work in areas outside London, Ontario? ▼
Our primary service area is London and surrounding communities in Southwestern Ontario, including Kitchener-Waterloo, St. Thomas, Woodstock, and Sarnia. Contact us to discuss projects in other areas.
Can you work with our architect or designer? ▼
Yes. We collaborate closely with architects, interior designers, and mechanical/electrical consultants. We're experienced in executing third-party design packages and can also connect you with our trusted partners if you don't yet have a design team.
